Storage units have a way of outliving their purpose. What starts as a three-month arrangement during a move becomes a standing monthly charge that quietly outgrows the value of everything inside it.

Run the numbers first

This is the step that makes the decision for most people. Pull up what you actually pay a month, multiply it by the number of months the unit has been open, and write the number down. For a mid-size Bay Area unit held for a few years it is almost always into five figures.

Then ask the harder question: if the unit vanished tonight, what would you actually replace? For most people the honest answer is two or three items. Everything else is being stored because deciding is harder than paying.

A sorting method that actually works

The mistake is opening every box. That turns a three-hour job into three weekends and usually ends with the unit re-locked and the billing continuing.

  1. 1Bring one empty bin. That is your keep limit. If it does not fit in the bin, it is not being kept.
  2. 2Work the perimeter first. Furniture and large items are quick decisions and clearing them creates room to move.
  3. 3Open only boxes you cannot identify. Boxes you labelled yourself are almost always what the label says.
  4. 4Sort into four zones: keep, donate, sell, dispose. Do not create a fifth "decide later" zone — it becomes the new unit.
  5. 5Photograph sentimental items you are not keeping. This resolves more hesitation than anything else on this list.

What you will almost certainly find

  • Water damage. Bay Area units are rarely climate-controlled, and coastal damp gets into cardboard and upholstery.
  • Mould on fabric and paper, particularly in units that have sat more than two years.
  • Rodent activity in ground-floor units, usually visible in cardboard and insulation.
  • Electronics that no longer power on after long storage.
  • Documents worth keeping — deeds, tax records, titles — mixed in with things that are not.

Closing out the contract properly

Emptying the unit is not the same as ending the billing. Most facilities require three things: the unit swept to broom-clean condition, your lock removed, and written notice within their stated period — often 10 to 30 days.

Miss any of those and you are charged for another month on an empty unit. Confirm the requirements with the office before your clearance day, and get the closure confirmed in writing.

If you bought the unit at auction

The economics are different and the clock is much shorter. Facilities typically give auction buyers 24 to 72 hours to clear the unit completely, after which they begin charging you rent.

The efficient approach is to pull the items you bought it for, then have the remainder cleared the same day. Auction lots are usually 80 to 90 percent material with no resale value, and the storage cost of deciding slowly exceeds whatever you might recover.

Doing it yourself versus hiring it out

A 5x10 with mostly boxes is a realistic DIY job if you have a truck and a free day. Beyond that the arithmetic shifts quickly — a 10x20 typically needs three to five truck loads, two people, and somewhere to take material that kerbside collection will not accept.
